The resort will operate as a clothing-optional, lifestyle-friendly facility. Day-to-day management is being provided by a group that has 40 years of experience in managing resort properties in Jamaica and other Caribbean locations, and 25 years of experience in managing lifestyle and clothing-optional resorts.  Marketing and sales is being managed by Dream Pleasure Tours, a leader in clothing-optional and lifestyle travel. 

The demand for clothing-optional and lifestyle-friendly vacations is growing and an increasing number of people, worldwide, are embracing a more open-minded attitude toward nudity and sexual freedom. The lifestyle resort market currently consists of a small number of properties primarily in Mexico and Jamaica that consistently achieve significantly higher-than-average occupancy rates and significantly higher-than- average room rental rates than traditional resort properties.


The Property The target beach front resort, covering close to five acres, features approximately 100 rooms, two restaurants, swimming pool, discotheque, piano bar, game rooms, spa, tennis courts and service buildings.  The resort was constructed in 2000 and consists of twelve, two-story buildings for guest accommodation, and a number of other utility and service buildings. The property is 30 minutes from the Montego Bay Sangster International Airport, and close to a number of Jamaica’s more popular tourist destinations including Dunn’s River Falls, historical Jamaican “Great Houses”, river rafting and the world famous Luminous Lagoon.

With the purchase, upgrades will be made to bring the property up to five-star elegance and to customize the property for the lifestyle swingers/nudist market.  Planned upgrades include remodeling and enclosing one of the restaurants, adding an additional dining option, creating a large Jacuzzi play area, adding an on-site adult gift shop, remodeling the discotheque, creating a playroom, and upgrading the spa. The facility will serve gourmet food, premium liquor and fine wines. Room amenities and linens will be premier quality, room service will be available 24/7, and staff will be trained to the highest of standards. The resort will operate as clothing-optional everywhere except in the restaurant and front lobby, and the sexual activity will be permitted in the playroom, Jacuzzi area and other designated areas of the property. The resort will feature premier entertainment with sexy and sensual pool games, sexy piano bar antics, nightly high-caliber stage acts, and top-rated DJs. The resort will also have weekly themes including Fetish Week, Threesomes Week, Bi Week, Tantric Week, Singles Week, Inter-racial Week, and more. 


Day to day operations of the property will be managed by a management team from Jamaica that has extensive experience in managing high-end and lifestyle resort properties.  A number of members of the team managed Super Clubs resorts for many years, and further, operated Hedonism II during some of its most successful years.


International  Considerations

Jamaica is one of the premier foreign countries for resort investment.   It has a large English speaking population, a competitively priced labor force, and accessibility to a diverse labor pool.  Its close proximity to the United States has made Jamaica a favorite vacation spot for Americans and Canadians for years. Its popularity is also growing in

Europe, particularly with travelers from France, Italy, Germany and Russia. There are no restrictions on the movement of capital, profits and dividends and there are virtually no exchange controls and no approval required for repatriation of profits or dividends. The Jamaican Hotel Incentive Act offers income tax relief and import duty concessions to hotel owners for approximately 10 years.  Clothing optional resorts are entirely legal. Jamaica is the third most visited Caribbean destination with over 1.2 million American and Canadian tourists visiting each year. Tourism expenditures in Jamaica exceed $2 billion per year.


THE MARKET - larger than most expect

Estimates of the US nudist population range as high as 6% and in the UK about 4% of the total population.  Estimates put the US swingers market at approximately 4 million people.  European swingers, as a percentage of the total population, are estimated to be 1.4 to 2 times that of the US.
